— Four documented stages

From first inquiry to bank-approved report

Every valuation follows the same four-step sequence — Inquiry, Site Visit, Analysis, Final Report — each with a defined output and no silent handoffs.

What happens at each stage

• Stage 01

Inquiry and brief collection

You share the property address, loan amount, and purpose — by WhatsApp, call, or form. We confirm the property type and assign a certified valuer within one business day.

• Stage 02

On-site inspection and measurement

The valuer visits the property in person: every room is measured, structural condition is noted, finishes are documented, and comparable sales data is cross-checked on-site. No delegation, no desk estimates.

• Stage 03

Market analysis and valuation calculation

Field data is matched against registered sale deeds, circle rates, and local market comparables. The calculation method — cost, income, or comparable sales — is selected and documented for the specific asset type.

• Stage 04

Certified report delivered to your bank

The final report includes the valuation figure, the methodology behind it, and the supporting site evidence — formatted to bank-panel standards so it is read once and approved without follow-up queries.

+ Common questions

What borrowers ask before starting

How long does the full process take?

From confirmed inquiry to delivered report: typically two to three working days. Complex properties — large commercial plots or under-construction buildings — may require up to seven days.

What access does the valuer need on-site?

Entry to all rooms, terraces, and parking areas, plus the approved building plan if available. Restricted access delays the report; full access means the inspection is completed in one visit.

Will the report explain the valuation figure?

Yes. Every report states the methodology, the comparable transactions used, the condition observations, and the rate per square foot applied — your bank's credit team will find its questions already answered.
